The rules behind the number

Ontario's land transfer tax is marginal — each slice of the price is taxed at its own rate: 0.5% up to $55,000, 1% to $250,000, 1.5% to $400,000, 2% to $2,000,000 and 2.5% above that (rates for homes with one or two single-family residences). Qualifying first-time buyers can receive a refund of up to $4,000, which fully covers homes up to roughly $368,000 — eligibility has conditions (never owned a home anywhere, principal-residence occupancy and more), so confirm yours against the official rules. One genuine Ottawa advantage: unlike Toronto, Ottawa has no municipal land transfer tax — the provincial tax is the whole bill.
