How the estimate works

Federally regulated lenders must qualify you at the greater of 5.25% or your contract rate plus 2% (the minimum qualifying rate, unchanged as of our verification date), and standard insured-mortgage limits cap housing costs near 39% of gross income (GDS) and all debt payments near 44% (TDS). This calculator applies those rules over a 25-year amortization. Real lenders differ — credit history, income type, the property itself and their own policies all move the answer, and this estimate ignores CMHC premiums and closing costs. Treat it as the right neighbourhood, not the number.

Pair it with what a budget buys across Ottawa — and remember the wiser question is what you can afford comfortably, which is usually less than what you qualify for.

What the number means in Ottawa

A maximum purchase price is not an answer on its own, because the cash you need to reach it is local. Four things sit between this figure and an Ottawa closing:

  • The down payment is not a flat 5%. It is 5% of the first $500,000 and 10% above that, so a $650,000 home needs $40,000 rather than $32,500 — and a great deal of what sells in Ottawa sits either side of that step. Full rules in how much down payment do you need in Ottawa.
  • Under 20% down, add the CMHC premium. It reaches 4.00% of the mortgage at the minimum down payment, and Ontario's 8% sales tax on that premium cannot be added to the loan — it is cash on closing day. See what CMHC insurance is.
  • Ontario land transfer tax, but no municipal one. Ottawa charges no municipal land transfer tax, unlike Toronto, which is worth thousands here. First-time buyers can claim up to $4,000 back — calculate it.
  • Property tax and condo fees are inputs above, not extras. They are what make two homes at the same price genuinely different to carry, and they vary widely across the city.

The total cash you actually need on the day is on the closing costs calculator.
