What this does and doesn't include
This computes the principal-and-interest payment on a Canadian fixed-rate mortgage, where interest compounds semi-annually by law — which is why the result differs slightly from US-style calculators. It does not include property tax, insurance, condo fees, or CMHC premiums (that's a separate calculator), and it assumes the rate holds for the whole amortization, which real mortgages don't — you'll renew at whatever rates are then. Two Ottawa-specific things decide the mortgage amount you type in above. The first is the down payment, which is 5% of the first $500,000 and 10% above it — not a flat percentage. The second is that with less than 20% down the CMHC premium is normally added to the mortgage, so the amount you borrow is larger than price minus down payment, and this payment rises accordingly.
